The auction will be conducted in a multi-parcel format. A multi-parcel format allows bidders to bid on one, two, all or any combination of tracts. Bidders will have the opportunity to bid on any individual tract or any combination of tracts. The amount of the combination bids must be greater then the sum of any individual bids. This process is continued until no more bids are made within a reasonable time as determined by the auctioneer.
Auction Terms and Conditions
Real Estate Auction: The auction will be conducted at Asset Realty Advisors 278 N 3rd St Suite B Williamsburg, OH 45176 on Wednesday November 1, 2017 beginning at 12:01 PM. All bidders must register w/ photo ID and obtain a bidding number at the auction site prior to bidding. Inspection and registration begins at 11:00 AM on day of auction.
Purchaser Deposit: The purchaser(s) will be required to deposit 10% of the purchase amount as a down payment by personal or corporate check and sign a Contract to Purchase immediately after being declared the high bidder. The purchaser(s) shall also sign the provided personal demand note for the amount of the purchase price to secure the contact to purchase. (Examples of the contract and demand note can be found in the "Files" tab.)
Taxes and Deed: Real Estate taxes will be pro-rated to the date of closing. Property is selling free and clear with insurable title and General Warranty Deed.
Terms: The property is being sold in as is, where is, with all faults condition. PURCHASER WILL BE RELYING ONLY ON THEIR OWN INSPECTION OF THE PROPERTY and not on any disclosures, representations, or warranties expressed or implied and made by Broker or Seller.
